House Rules
Rules of Order for Strandborg
1. The common areas are private and may only be used by all residents of the property and their guests. Persons who are not residents or employed in the property do not have access.
2. The use of musical instruments, radio, television and the like must not be a nuisance to other residents. When staying in the common areas, consideration shall also be given to other residents, e.g. when using transistor radios or similar.
3. Noisy behaviour is not permitted if it may cause inconvenience or otherwise disturb the occupants of the property. This also applies on stairs and in corridors.
4. Visible antennas, including satellite dishes, shall not be placed on the property.
5. Bicycles or other objects that may be a nuisance to the occupants may not be stored on the stairs or ceilings of the property, in corridors, cellars or gates. Bicycles shall be directed to the bicycle cellars provided or to the bicycle racks set up in the common areas.
6. In order to maintain a clean and tidy appearance of the common areas of the property, no cigarette butts, bottles or other rubbish may be left on the common areas of the property. Resident Owners must clean up after themselves in all circumstances, including placing common area garden chairs, tables, benches, umbrellas and grills in their respective spaces after use. The use of barbecues in the communal areas must not cause a nuisance to other residents. The placing of flower pots or other objects in the courtyard, including private furniture, is not allowed.
7. The waste containers provided must be used. These must not be overfilled so that the lids cannot be closed. Bulky waste is to be collected by the municipality of Gentofte at the gates to the rear and round yard. Cardboard is directed to the container at the basement exit at entrance 110 A in the round yard or the cardboard container in the back yard.
8. Due to the danger of rats, animals and birds must not be fed in common areas. Dogs and cats are only allowed in common areas under supervision, on a leash and not to be a nuisance. Common areas may not be used as dog and cat toilets. Resident Owners who keep a dog or cat must be in possession of a pet permit approved by the Owners’ Association.
9. Putting up posters and damaging and defacing buildings, benches, decorations are not allowed. Fountains must not be clogged with leaves, branches, paper, etc. Various damages or injuries resulting from gross negligence towards the property or common areas must be compensated by the resident, owner, or Owner causing the damage. Unnecessary wear and tear shall be eliminated.
10. It is the duty and responsibility of each Owner and Occupant to notify the Property Board of the time of move-in or move-out at least 8 days prior to a move-in or move-out. That Resident or Owners, together with the Board or the parties’ respective representatives, may inspect stairwells, etc., for any damage, both before and after each move-in and move-out. Failure to notify as provided above may result in the Resident I Owner being charged for damages for which the Resident I Owner cannot readily prove themselves without liability.
11. Ball games are not permitted on the common areas. An exception to this is the garage space in the backyard.
12. Parking on common areas is not allowed without a special parking permit. Loading and unloading is permitted for a duration of 5 minutes in accordance with the rules for parking in Strandborg.
13. The gate to the common areas of the courtyard must be kept closed.
14. Instructions from the board and the property supervisor must be respected.
15. Violations of these house rules/rules of order have legal effect and may in repeated cases result in termination such as cancellation of the tenancy in accordance with the provisions of the Tenancy Act or forfeiture of the right of occupancy in accordance with the statutes of the owners’ association.
